What are your fees?

Our fee is 20% commission from every executed booking.

For emergency visits to the property, such as electricity or plumbing issues, housing repairs, or receiving deliveries, we charge €30 (plus VAT).

The actual repair work is billed apart by technicians.

When do I get paid?

You receive payout in 3-4 working days after guest’s check-in at your property.

What documents do you require from me?

  • Copy of NIE
  • Passport copy
  • Copy of Nota Simple (official land registry report that gives a brief property description
  • Touristic License (VFT number)

To advertise legally your property for holiday rentals in Spain, you are obliged to obtain a Touristic License. Once the License is issued, you also need to register your property with the Local Police or Guardia Civil to fulfil the obligatory requirement of passing on ID details of each guest over 16 years old.

You can obtain Touristic License and registration at the Police with the help of any local lawyer firm. And we handle guest’s registration with the Police on arrival day.

What tax do I pay for rental income in Spain?

The tax on rental income for EU residents (including Norway and Iceland) is 19%. Furthermore, they can deduct expenses related to maintaining the property:

  • council taxes,
  • utility bills,
  • mortgage interest,
  • Insurance,
  • community fees, and
  • repair costs.
  • Please note: the deductions of expenses are valid only with an official invoice and is subject to the number of days the property is rented.

Residents in Non-EU countries pay full tax of 24% without the possibility to deduct any expenses.

The tax on rental income should be declared to the Tax office on a quarterly basis.

Where can I see all bookings for my property?

We notify you via email every time a new booking is received. You will also have access to an owner's dashboard where you can view all confirmed bookings with income gained and availability calendar.

Can I cancel a confirmed booking?

Cancellations messing with guests' plans negatively affects your property rankings and greatly reduces confidence in our company.

We charge the owner a cancellation fee of 60% of the total rental amount due for the booking. The fee covers both the administration costs of processing the cancellation and helping the traveller find alternative accommodation.

What happens when I receive a booking?

You will get a notification by us via email or message.

Can I use only some of your services?

We manage the whole process.

Can I advertise my property with other agencies as well?

We collaborate only in exclusivity, as we take full responsibility of your property.

Can I still enjoy my holiday home for personal use?

Yes, of course! We don’t limit personal visits. We block desired dates per your written request as long as these dates are still available. However, if you are planning to rent your property only for a few weeks per year, then our service may not be the best fit for you.

Can you meet & greet my relatives/friends?

If you wish us to welcome your family members or friends at your property we are happy to do so. The meet & greet service fee: €60 (+ VAT) + final cleaning fee.

How do you screen the guests?

Prior to confirming the reservation, all our guests have to commit to the following house rules:

  • no young groups under 25 years old,
  • no parties,
  • no pets and
  • no noise after 23.00.
  • We also meet all our guests personally on arrival at the property (no smartlocks!), explaining do’s and don’ts, and take a copy of their ID to register with the local Police.

How do you handle damages by guests in my property?

Our guests are highly unlikely to damage your property, but if it happens we hold the security deposit collected from guests on arrival to cover the damages. If the booking comes from AirBnB platform, then, as part of AirCover, they provide the host with $1 million in coverage for any damages.

Who pays for the final cleaning after the guests?

We charge guests for the final cleaning. You pay final cleaning fee only after your visits.

Do I need any home insurance?

Yes. We recommend having basic home insurance (Seguro de Hogar) that covers main damages that can occur in the house: water damage (floods, broken pipes), electrical or heat damage, glass breakage.
